If you’re planning to be your own general contractor or do some of the work yourself, we offer a number of services to help you plan for the best results.

Design and Products:

There is often much confusion about the interpretation of design services. For some people, it conjures up images of fancy women with silk scarves and high dollar hand bags selecting decorations for your home. For others, it brings up images of architects with khaki pants and blue shirts carrying around a set of blue prints.

When you think about design with DreamBuilders, we’d like you to think about sitting down in our cozy design center with a cup of coffee or bottled water while our professional design staff brings up your space plan on our big screen TV for your review and input. • Whether you’ve selected one of our packages or we’ve created a custom design for you, you don’t need to look through thousands of samples, as we have already done the homework for you and narrowed it down to a several different looks for you to choose from.

• You don’t have to worry about how much our professional design services will cost you, as we offer flat rate packages and you will know the full cost up front. Design packages start at $295.

• You don’t have to worry about how long it will take or when your next appointment is, as we give you a schedule up front, so you know exactly how long it will take and what needs to be done at each session.

Remodeling:

Many people confuse “replacement” with “remodeling”. If you’re moving walls or changing plumbing and electrical locations, then it’s a remodeling project. If you’re not, then it’s a replacement project, even if you’re making minor layout changes to your kitchen cabinetry. The least expensive type of project to do is a replacement. Then you are just paying for products, tear out and installation fees. When you have a remodel that involves moving walls, electrical, and plumbing, then you have framing, drywall, and painting in addition to your plumbing and electrical. There is often HVAC, roof patching, and exterior patching that needs to happen during a true remodeling project. You can expect your labor costs to be significantly increased when you are remodeling vs. replacing. As a licensed general contractor, we can help you with any type of project. Do It Together:

If your plans call for being your own general contractor or doing some of the work yourself, we can help. If you have the “know how” and the time, “do it yourself” projects can save you money. We can help you with the “know how” part, through the following services:

• Site evaluation, scope of work, and budget preparation ($295 flat rate)
  • evaluation of structural, mechanical, and electrical systems, detail of what needs to be done, and estimate of what you can expect to pay for bidding purposes
• Sequencing and schedule planning: (3 hour minimum @ $100 per hour)
  • we’ll help you properly sequence what needs to be done, how long it should take, and create a realistic schedule.
  • we’ll help you with subcontractor referrals
• Space Planning and Design Services (hourly rates and flat rate packages)
  • in-home consultations, drafting services, permit ready plans
• In-Home Labor Consultation (2 hour minimum @ $300 per session)
  • if you get stuck, call us and we’ll send a contractor out to walk you through it)
• Contractor Phone Advice (20 minute increments @ $40 per session or 3 sessions for $99)
  • if you get stuck, a contractor will advise you or walk you through over the phone. Available for pre-paid only. Pre-paid has priority status.
• Sub Contractor Referrals ( our preferred list- for all of the trades)
  • We’ll hook you up with licensed and reliable professionals for any trade you need. This is available as a free service to any of our clients.
